Construction Phase Services

Engaging and coordinating Building Surveyor

This includes:

  • Developing a Scope for Building Surveyors to quote on
  • Identifying suitable Building Surveyors to approach for quotes
  • Evaluating and seeking clarification on the quotes provided
  • Making a recommendation to engage a particular Building Surveyor supported by a tabulation that compares and normalises all of the quotes

Engaging a Builder

This includes:

  • Developing and agreeing a Scope for Builders to quote on
  • Identify suitable Builders to approach for quotes
  • Evaluating and seeking clarification on the quotes provided
  • Reviewing proposed Building Contract/s
  • Negotiating Contractual Terms with Builder/s
  • Making a recommendation to engage a particular Builder supported by a tabulation that compares and normalises all of the quotes

Commercial Management of Builder

This includes:

  • Reviewing draft Progress Claims from the Builder in conjunction with the work physically completed & the Terms of the Contract and then making a recommendation to the Owner (to pay the claimed amount in full, to pay the claimed amount in part, or not to pay the claim)
  • Maintain a Committed, Claimed and Payment Register and provide a copy to the Owner each time a Progress Claim is received or a Payment is made
  • Review Variations from the Builder in conjunction with the contractual terms & the agreed scope of work and make recommendations to the Owner regarding the treatment of each Variation
  • Maintain a Variation & Contract Value register and provide a copy to the Owner each time a variation is added (including potential Variations). This will ensure the Owner has an up to date forecast final cost for the project at all times
  • Development of a ‘punchlist’ of outstanding items at the end of the job (prior to final payment being released). This will be done by trade and by room/ area
  • A review of all other contractual obligations being satisfied before final payment is released

Other Services

  • Represent/ support the Owner in meetings and communications with other parties
  • Procure (i.e. shop around for the best price, including bartering) items that are not to be provided by the Builder. E.g. appliances, fixtures, fittings, etc.
  • Anything else the Owner wants RenoHelp to do on their behalf because they don’t have the time and/ or expertise/ experience
